New Listing, Lots of Offers, and Now Under Contract!!

It’s been a busy, exciting, successful week. I listed this beauty on Thursday, Aug. 19. Offers began rolling in that night before anyone had seen it in-person, but we still had 2 open houses and 2 days of showings scheduled, so we stuck to our plan and just kept collecting offers. By Sunday afternoon, we had 7 solid offers, so my client decided to counteroffer and by Sunday night, we were under contract. Here’s your weekly look at the Pikes Peak Region market. Overall, it looks like we’re holding steady with a slight slow down.

In Real Estate, we traditionally see a slow down in August. Kids are headed back to school, vacations are wrapping up, and we’re preparing to bid summertime farewell. Personally, I’m looking forward to some fall favorites…pumpkin everything, changing colors, snowy mountain peaks, fleece and scarves. Until then, we’ll relish every last minute of summertime, though!

The Pikes Peak region is still experiencing lower inventory of available homes for sale than last year at this time. Also, we typically experience a slow down in activity in July and this has proven true for 2021, as well. Can’t wait to see what August brings!

Week ending July 22, 2021 - Market Update

Here’s a look at the latest Pike’s Peak area real estate numbers.

We’re seeing a slight increase in available inventory with single family and patio homes here in the Pike’s Peak region. Even with the lower inventory we’ve experienced in 2021, sales year over year are still higher compared to 2020 in homes $300,000 and above. It certainly remains a seller’s market here in Colorado Springs…well, honestly it’s currently a seller’s market pretty much everywhere!
